I spend time to educate clients. I go through the options available and explain the differences. Many brokers just go with the lowest rate they have. If that’s the only service they offer, why not just go online and search for yourself?
We start with a budget. This is to ensure you understand not just what you qualify for, but also what fits well within your lifestyle, keeping all the other costs of homeownership in mind.
Next we obtain a rate hold, to protect you against rising rates. At this point I’ll also review all the documents that we’ll need to send to the lender once you have an accepted offer on a property.
Why this extra step? When I tell you that you qualify for a purchase of $450,000 with 5% down, I want to be 110% sure that’s what you qualify for. The only way I can do that is by reviewing employment and down payment documents.
It’s time to shop! Now that you know your budget, it’s time to go house shopping! As you look at homes and have questions, call me, that’s what I’m here for.
On to financing. Once you’ve found the home of your dreams, and have an accepted offer, that’s when we start the financing approval process. The upfront work we do makes this part of the process much easier. You’ll have a lot going on – inspection, providing deposit to the realtor, etc. – and I want to ensure this part of the process is as smooth as possible.
We’ll keep in touch. Financing approval is not the last step in our journey together. I’m with you from approval, to funding, renewals and right through to being mortgage free. I want to make sure you have all the support you need in your homeownership journey, no matter what comes your way.
