smart home How a Smart Home Can Get Your Listing Noticed

These days a move-in ready home means more than just a fresh coat of paint. There’s a lot of great tips and advice out there to get your home sale ready and noticed on the market, but there is one thing you may not have thought as much about… smart homes.

What is a Smart Home anyway?

There are lots of definitions out there for a smart home, and even more smart devices to choose from. Coldwell Banker and CNET teamed up to create the following definition with the real estate market in mind:

Smart Home: A home that is equipped with network-connected products for controlling, automating and optimizing functions such as temperature, lighting, security, safety or entertainment, either remotely by a phone, tablet, computer or a separate system within the home itself.

The property must have a smart security feature that either controls access or monitors the property or a smart temperature feature, in addition to a reliable internet connection. It must also include at least two additional features from this list:

  • Safety
  • Security
  • Temperature
  • Heating/Cooling
  • Lighting
  • Entertainment
  • Appliances
  • Outdoors

A definition is nice, but what does it mean?

A smart home offers safety, security and convenience, but how does that help a home get noticed in a buyer’s market? Let’s look at a few of the above listed categories in more detail.

Safety – Smart fire, carbon monoxide & flood sensors can send alerts directly to your device or monitoring service, minimizing damage when emergencies happen while keeping people and property safe.

Security – Security alarms provide 24/7 monitored protection for the property. This is especially important for homes that aren’t currently lived in. Smart locks allow controlled access for cleaners, contractors or anyone else that you want to have access to the home without having a physical key or being on site yourself. Combined with doorbell or other security cameras, you have a complete record of who has been in the home.

Temperature – Smart thermostats make it easy to keep your home comfortable and save energy. Get notified of extreme temperatures that may indicate the furnace stopped working, allowing you to check in and minimize potential damage from things like frozen or burst pipes.

Lighting – New lighting on its own can help update a home. Adding high efficiency LED lighting and smart lighting controls not only makes the home look and feel great, it also saves on energy costs.
