The current Calgary Real Estate market is the kind where Realtors can really show their value! With sales down 18% over last year, it’s more important than ever that sellers are realistic and do everything they can to get the best price for their home.
You have all the tools and tactics, not to mention the experience, to ensure their home is priced right and presented properly. From home staging, to photos, to video tours, your goal is to maximize the traffic your sellers get through their home. Without a Realtor, or using a discount brokerage, could they get the same traffic through their home?
The market isn’t what it was four years ago, and sellers need to be realistic. With this tough market in many segments, are you advising clients to price their home more aggressively? How are clients taking that?
The more people that you can get to the view that home, the better!
Now that you’ve got them, what tricks do you have to sell them? I spoke with a Realtor recently who has a few really interesting tactics:
- Walking map, including amenities in the area (ie. walking paths, grocery stores, medical offices, off-leash parks etc.) – show them what the community looks like
- Old fashioned scrabble board on the family room table, with words like “home”, “family”, “love” on it
- Purchase plus improvements information – if the property has a kitchen or bathroom that needs work, it doesn’t have a garage, or has an undeveloped basement, why not include some information about how they can include these costs in their mortgage
