Shockingly, the Canadian Mortgage & Housing Corporation (CMHC) found that over half of Canadian homebuyers accept the first interest rate offered by their bank. The goal should have been to find the most advantageous combination of interest rate and terms – but not everyone knows how to go about it. 

A broker can be your eyes in the complex world of mortgages by accessing a network of lenders that includes major banks, trust companies, credit unions as well as local lenders that aren’t part of a formal network. Last year 39% of all Canadians buyers used a mortgage broker – up from 27% in 2008. This included half of all first-time home buyers, a quarter of all mortgage refinances and a sixth of all mortgage renewals.
